Santa Clara, CA is performing well

Can you believe it  the number of active single family homes in Santa Clara (city) is 30, the pending sales in the last 30 days were 71 and closed sales for February were 25?

Active listings are down 43% compared to last year.  Closed sales are up about 10% and pending sales were even when compared to last year’s figures.

The price range for the active homes ranged from $379,000-$929,000. The median list price is $625,000. The listing price range for the pending sales is $345,100-$1,363,000.

The number of townhomes/condos on the market is 29, with pending sales for the last 30 days at 39 and closed sales in February were 17. The number of active townhome/condo listings are down 66% from last year.

As of February 29, 2012 active listings in Santa Clara County are a scant 1891, of that the single family homes were 1456 and condo/townhomes were 435. These numbers were down 45% from last year’s figure!

The number of homes and townhome/condos that went into contract over the last 30 days was 1756 (single family – 1219, condo/townhome – 537). This figure was just slightly more than last year.

The number of closed sales in February were 940 (661 were single family homes and 279 were condo/ townhomes). The closed sales were up 4% compared to last year!

TIP:  Real estate and lending guidelines have made huge changes in 4 years.  Be knowledgeable about your choices.  Be educated on real estate and loans. Utilize the service of a Realtor or loan officer who has the full understanding of the changes.  Now is not the time to put your faith in the part time Realtor or loan officer.
