Santa Clara Condos/Townhomes Flying off the Shelves. Can you believe it – Last year there were 97 active condos/townhomes in Santa Clara. This year there are just 42! That is a 57% reduction from last year.
Pending sales in the last 30 days for the same group (condos/townhomes) were 36 and closed sales in January were 19. How much change is there really from last year? The pending sales were up 44% over last year’s figure and closed sales – Hold onto your hat – were up 380%.
The number of active single family homes is 55, pending sales in the last 30 days were 47. Closed sales in January were 30. Active listings are down 43% compared to last year. Closed sales are up about 10% and pending sales were even when compared to last year’s figures.
The price range for the active homes ranged from $345,100-$895,000. The median list price is $534,000. The listing price range for the pending sales is $330,000-$950,000.
As of January 31, 2012 active listings in Santa Clara County are 2007, of that the single family homes were 1482 and condo/townhomes were 525. These numbers were down 41% from last year’s figure.
The number of homes and townhomes/condos that went into contract over the last 30 days was 1479 (single family – 1020, condos/townhomes – 459). This figure was 10% less than last year.
The number of closed sales in January were 839 (612 were single family homes and 227 were condo/ townhomes). The closed sales were equal to last year!
