There are curently 29 condo/townhomes on the market with 5 pending in the last 30 days and 3 closed sales in March (as of 3/11).
SANTA CLARA COUNTY STATS: As of March 11th, the inventory for active listings of single family homes was 2253 and condo/townhomes is 957. Totaling 3210 for both. The number of listings since last month has gone up almost 10%. I am a bit concerned what this will do after the April 30th end to the first time buyer credit.
The number of homes and townhome/condos that went into contract over the last 30 days was 1730 (single family – 1230, condo/townhome – 500. This figure is up about 17% over last year and is holding steady over last month figures.
The number of closed sales in February was 803. This is up 7% over last year at this time. We are currently at 324 (as of 3/11).
